Ibeju Lekki, The New Frontiers For Africa’s Commercial Enterprise

IBEJU LEKKI has often been referred to as by experts as The New Frontiers of Africa’s Commercial Enterprise. Upon hearing this, three pertinent questions come to heart:

  1. How is this possible? 
  2. At what time will this happen? 
  3. What level will the impact be? 

The first question has been addressed by the level of infrastructure available in IBEJULEKKI The Dangote Refinery that is billed to commence operations in December 2019.  It is expected to cost $10 Billion,  and the refinery will be the largest in Africa,  producing over 650,000 barrels of oil a day. This figure when achieved will be sufficient for Nigeria’s domestic oil needs and still have enough for export. 

 The implications is that the refinery alone has the capacity to attract nearly 75% of commercial activities in the down stream oil sector of the Nigerian economy,  drastically cutting down importation if not stopping it completely. Take a moment and consider the activities of oil tankers in and out of the ports, oil storage facilities and depots. This activities will surely shift from the Apapa Ports to the Dangote Refinery. Ask yourself will the refinery able to cater for this alone. 

The Deep Sea Port and the Free Trade Zone  provides it’s own unique commercial pressure. Hence the unique opportunity to purchase commercial plots in and around the IBEJU LEKKI area. It was a tremendous one-day event with amazing experience filled with high-octane energy at the just concluded 7th Annual Convention of the PWAN Group held at Harbour Point, Victoria Island , Lagos, Nigeria on the 12th of March, 2019. We had the presence of one of Nigeria’s finest hilarious compere, actor and comedian, Okey Bakassi, and Obianuju Chinwuba, MD of PWAN Prime, one of the affiliate companies of PWAN Group; both of them doubled as the Masters of Ceremony for the event. Okey Bakassi treated everyone with his rib-cracking jokes, and both MCs gave their professional speaking skills in adding vibrant colours to the event.

The convention started with guests, PWAN Group consultants and partners arriving and registering their presence. Special dignitaries graced the occasion; in attendance was Dr. Philip Igbinijesu, the keynote speaker for the convention. He is a pastor par excellence overseeing the flock of Word Assembly, a church based in Lekki, Lagos, Nigeria. He is an author, television host, experienced conference speaker, and life coach. Dr. Philip Igbinijesu serves on the board of a few companies, and he is the Managing Partner of Kings Court Management Consulting.

Also present were the co-founders of PWAN Group, Dr. Augustine and Dr. Jayne Onwumere. They reeled out “The Real Revolution at the 2017 Convention held at Eko Le Meridian Hotel. In the words of the Chairman, PWAN Group he added, “But Now! We realize it is no longer just about Real Estate, it is something far bigger, more encompassing, that is why our theme for 2019 is ‘The Now! Revolution.’

Senior partners, partners and ambassadors were recognized, and the GMD of PWAN Group, the amiable and intelligent Dr. Jayne Obioma Onwumere spoke from the heart about the history of PWAN Group including the mistakes, failures and lessons of previous businesses she started with her husband.

In her speech, she said that Learning World, one of the companies they founded before PWAN Group failed because the whole focus was on money. She added, “Whatever you do, put integrity to it. Whatever you share multiplies, and that is network marketing.”

Performance was masterfully done with spirit-elevating harmony from the trumpet of the award-winning gospel artist, Pastor Nathaniel Bassey. In the medley of his ministrations, he paused to reveal a secret he got from God some years back. He said that God told him to start investing the royalties from his music into Real Estate. Today, he has a couple of properties across. As part of the entertainment, DJ Bobby treated the guests and consultants with danceable tunes; Okey Bakassi could not agree more that DJ Bobby’s good. Toothsome meals and drinks were served.

The new moves-up were recognized, dummy cheques of Performance Bonuses were given to deserving partners to appreciate their respective efforts; cheques ranging from a little over N100,000 to about N2million were issued out. Highest Sales partners were recognized by each affiliate company of the PWAN Group. Worthy of note was the Raffle Draw where 5 partners were picked to join the team of partners going to Lisbon, Portugal on all-expense paid international trip, one partner also got lucky and won a 3.5KVA generator from PWAN Prime, N70,000 went to another lucky partner from the Raffle Draw.

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

However, there was a sad moment for a particular guest whose name was picked from the lucky dip of the Raffle Draw. She got a free ticket to Portugal but was disqualified because she wasn’t a registered PWAN Group partner. In her words, she solemnly said,” Happiness Amakor has been telling me to join the business but I didn’t join. She obviously has a better reason to become a partner now. Procrastination is a thief of time.

7 Questions To Ask Yourself Before Buying The Land

Looking to buy a land? There are many questions to ask yourself before closing that deal. These are just seven out of the many lots.

1. 

The Budget:

Can you afford the land and development costs? Knowing other add-on charges after the payment for the plots of land is needful before taking such an investment decision. It helps to determine if you can stretch your budget. You know very well that there is a point you can’t go beyond.

2. 

The Land Ownership Setting:

Is the land owned by individual, community or a private Real Estate company?  Buying from the wrong setting can become a horrible experience. The familiar one is buying from a family which often times comes with its package- the Real Estate OOPS ( Omo Onile Palaver Syndrome). It is advisable to deal with a reputable Real Estate company that has done due diligence of eliminating the land-owner hoodlums. Let the company manage those risks for you.

The Seasons:

Have you considered the available  seasons in that location? Ask questions about how the location looks when it is in rainy (wet) season. Don’t just rely on information you have gathered about the dry season alone. Remember the peculiar flooding in Lekki due to poor drainage system.

4.

The Land Title:

What are the land titles or documents that come with buying the land, and are they genuine?

5.

The Landmarks:

Do you like the present landmarks such as schools, hospitals, supermarket, neighbourhood views, and the planned developments in some years to come.

6.

The Refund Clause:

Can I get a refund when I default in continuing to pay for the land? It is very rare to get full refund because of certain logistics involved in the sales process before closing the deal. Look for a Real Estate company that can give a refund.

7.

Second Opinion:

Is the person I am seeking a second opinion from the right one – in terms of investment experience, knowledge of the location, among other factors.

Today, we are learning about Classifications of Land.

Land can be classified as either free or acquired. A parcel of land is considered free if the government has not indicated any interest whatsoever in that land. Such land is safe to buy because the title on the land can be perfected without issues.

In most cases, such lands will either have a gazette, a C of O or a Governor’s consent. Now that you understand what it means for land to be free, you should also know that all lands that fall within areas that are designated as urban areas are under government acquisition until deemed committed or free.

There are two types of acquisition:

Committed Acquisition
Global / General Acquisition.

Committed Acquisition

A parcel of land is said to be under committed acquisition when the government has indicated an intention to use that land for a specific purpose such as provision of amenities.

Such lands belong to the government and can never be available for use by individuals. If you purchase land that is under committed acquisition, it will be impossible for you to perfect your land title and you’ll only be occupying the land until the government comes to kick you out.

Global or General Acquisition

Lands that are under ‘general acquisition’ or ‘global acquisition’ can later be confirmed ‘free’ or ‘committed’ as the case may be.

A land under general acquisition can become free by a process called excision.

Excision is a process whereby the government releases a portion of an expanse of land that is not committed. If a parcel of land that was formerly under acquisition becomes excised; it is then considered free and becomes gazetted.

The Gazette then becomes the title on the land and such land is safe to buy because a proper title can be processed on the land.

A second case where lands under general acquisition can be released is when an individual purchased a land that was under acquisition without going through an excision process.

Such lands can go through another process called ‘ratification’ or ‘regularization’ in which the land owner pays for the land to be ratified or regularized. The only conditions in this case are that the land in question must not fall within a committed area and that the purpose for which the land was bought does not disrupt the original plan of the state.

Conditions for ratification may differ from state to state.

It was also gathered that the land’s price per plot might soar to ₦8 million before the end of the year due to increased demand by investors and home seekers, who are positioning for opportunities inherent in various industries coming up in Lekki Free Trade Zone (LFZ).

According to the President, Perfection Real Estate Investors Cooperative Society, Mr. Niyi Adeleye, the price of a plot of land for earlier subscribers who bought into the vision was ₦1 million about five years ago, now that the land is currently selling for ₦6 million. He disclosed this in Lagos while allotting plots of land to subscribers of Perfection Cooperative Estate Phase 1 in Ibeju-Lekki, last weekend.

He urged home seekers to take advantage of the opportunity to achieve their dream of home-ownership.

Over 500 members of the cooperative, who subscribed to the estate were allocated land at the event witnessed by the paramount ruler, Onileki of Lekki, Oba Olumuyiwa Ogunbeku.

Earlier, the Oba congratulated members of the cooperative for the milestone, urging all allottees to be grateful to God and be part of Perfection Real Estate.

Adeleye said the cooperative society was on a rescue mission to provide a solution to the problem of the society, which borders on housing.

He pointed out that it has been discovered that housing provision was capital intensive, hence the need to come together through cooperative society by pooling resources together to provide wealth and also help the government reduce the nation’s housing deficit.

He described Ibeju-Lekki as a strategic location, adding that LFZ was the hottest investment destination in Africa.

He said the cooperative assets base was now worth ₦1 billion, promising to grow it to ₦50 billion and float a real estate investment trust on the Nigerian Stock Exchange (NSE) in another five years.

According to Adeleye, plans are in top gear to commence construction of 75 units on two bedrooms, 30 units of three bedrooms and 30 units of one bedroom bungalows on first 40 plots before the end of the month.

He added that 60 units of one bedroom, 90 units of 2-bedroom and 90 units of 3-bedroom were being planned for another 40 plots in the second batch.
